Greg Nichols here, real estate agent. I specialize in finding people exactly what they are looking for and also popular house features that people like. Below are some lists that you can see complete with addresses and photos. Many of the homes are in Roseville, Rocklin, Citrus Heights, Orangevale, Fair Oaks, the Foothills, and many other good areas. I send lists like this out monthly, so if you stick with me, you will see some interesting lists.
1) This list has homes with larger square footage for the prices and also large lots like 1/4 or even 1/3 acres. The houses on this list have both at the same time, larger sq ft, and larger lot size. Often, you get one of those or the other, but not both. Link just below!

2) This list has fixers, probates, successor trustee sales, and even foreclosures sometimes. And all are in decent areas. My lists don't include rough or high crime areas. Often, a probate house or successor trustee listing don't get snapped up quickly due to cosmetic issues or wear and tear, or even some outdated trends, but these sellers need to sell more than anyone and they are there until they sell to the right buyer who has vision to see the home refreshed or updated and the desire to do it. For this reason, some good deals can be had. (To see what type of issue the listing has, look at Special Listing Conditions right next to and right of the map on each listing.)
Fixers, Probates, Trustee sales, Foreclosures etc.
3) All Vacant Listings and Unique Conditions, Roseville, Rocklin and Good Areas of East Sac County. Some of these lists may overlap each other.
4) This list is a fun one with log homes for people to dream about. They are expensive, but more will come up as summer approaches.
