How do we get you out of one house and in to another? (Contingency) Very carefully. It is doable but many agents do not like to get involved with it. We have a procedure blueprint that we apply and we have done it before many times. Certain procedural steps are set up in your agreement with your buyer and your seller on each end. We enjoy the challenge of making this happen for our clients. Our goal is for you to have a seamless move.

On this blog entry, we are sharing a menu of exactly what we do, in general. Most firms do not have this list of features. That is why, when you hire us, we perform well and get the job done. Please explore the info we have for sellers and buyers.  

Sellers:  Greg here. I got my early training in real estate by listing homes from the expired list routinely, and selling homes that other agents could not sell.  I then took the secret sauce of techniques and procedures and today those are what I follow and we still have the ability to do things that are difficult to do and it creates a very "over the top" service.  More offers mean higher and better offers. 

Buyers:  Through our vast experience, we have some procedures to help. First of all, we call you back quickly. Then, we set you up to get select houses sent to your email to view photos of them the very first day they hit the market and we are ready to help you get into them to see them very fast. Then, we write your offer in such a way to make it quite competitive and we work very well with the seller's agent to make sure your offer gets a fair viewing by the seller.  Then, on finding you a good deal on a nice home, we use expertise on home searches and we can find you what you want. 

Sellers:  "We use Marketing Plus for Sellers." One technique we use is that we broadened our territory where we look for buyers for your home, and it is not just the Sacramento Valley.  We have ways to notify many of the all cash buyers early in the San Francisco Bay area, about your home and that it is listed with us.  This is an actual exposure we give to our own sellers without any extra charge to our sellers. Most agents rely on the MLS service to sell your home. WE do that too, but so, so much more!

Buyers:  We have a home scoring service. No one else does this service because we created/invented it.  After you purchase a home, in the first 24-48 hours and during your due diligence and contingency period, we run a score on the home showing you that score with a breakdown of why it is what it is. Most houses pass OK, so it does not kill deals, but it does give a buyer more confidence. Our score shows things not covered in the whole house inspection, the pest inspection, and the roof inspection. In fact, since those are a given in most escrows, we focus on other more abstract, but no less important things about the home. We charge you nothing for this score process but you can only get it through us. We do not score our own listings, it is a service for buyers only.

Sellers:  One service that we offer to sellers is from an affiliated firm who does fix up,  light remodels, painting, curb side refreshing, patio, kitchen and bathroom makeovers, and they do this before you list, with no charge up front, no credit checks, and no lending fees. They give you a bid, and if you like it, then you list your home with us, and you sell the home and pay for the work at closing from your equity, and your escrow firm pays them for you. This is a great service, and can help you even get more money when you sell. No job is too small. 

Sellers:   One of our systems we use makes us very effective with luxury homes and the extra oomph and exposure it takes to get the upper end homes sold and the sellers down the road with a check in their hand. 

Buyers:  We have special circumstance homes where you can get a good deal from a seller who must sell. The homes are fairly nice. Some are vacant, some are "as is," some are probate sales, and some are Trustee sales.

You can access my home search website below to insert your parameters.

My name is Greg Nichols, and my real estate specialty is researching the best homes in the suburbs of Sacramento & Roseville or Rocklin, listed by my firm and all the other firms too. Every day, I search all the new listings in these areas which were entered into the Multiple Listing Service the previous day.  I review the listings and note the nicest ones and usually come up with a hotlist of the 6-7 best listings, those having the largest lots, the largest house square footages, and the 4 bedroom 2 or 3 bath homes with 2-3 car garages.

Home searches can be frustrating for buyers and there are questions that buyers have that need to be addressed. The following information may help. 

Possible Down Payment Helps

If you are down payment challenged and need assistance with funds, we have programs and techniques to get you help. One way to go is to negotiate you a credit by the seller of all or part of your closing costs, which we do all the time, and another way is to find you a program (providing you qualify for it) that gets you down payment assistance of your FHA loan down payment. 

Payment and Interest Rate Buydowns

If you are payment and interest rate conscious and are concerned about that, we potentially can set up by negotiation with the seller a credit that gets you a 2-1 Buydown obtaining you a lower fixed loan rate for the first 2 years. This can give you a welcome payment savings monthly or may extend your qualifications a little bit, or at least you might want to raise your own price range once you see how much you can save on the monthly.

We keep a regular list daily of "special circumstance" homes. Hello, Greg Nichols here. I am the broker of MFN Realty and a Christian Realtor. I have a very unique procedure and I do things differently than most agents. An Innovative Scoring System That We Offer Our Buyers at No Cost! 107924606

As a real estate broker, 28 years ago in 1997, I created or invented a system and process to score homes based on various factors.  This scoring method is good for any buyer, including new home buyers, rental investors, property flippers, subdivision planners, etc. 

This scoring system is optional; you can decline it and we will represent you as our buyer with the exceptionally good service you expect. But read on.

(Note:  We never score our own listings, our seller's houses. We are agents acting in the law of Agency, and this scoring system is for buyer's only, for their protection, where we only represent the buyer. When we sell a seller's home and they become a buyer, then we can score their next home at their option.)

This is something only our firm has; no other firm has it! We believe you should have all of the inspections that are normally done when you buy a home.  They include:  1) appraisal,  2) termite inspection,  3) whole house inspection,  4) roof inspection, and those are just the main ones. Now buyers can go a step further at NO COST! Through MFN Realty, we have one more inspection that measures factors in a home that are not ever measured.  

Our Proprietary System:

We have several categories that a home must reach a minimum score on. Those scores are then, with our professional and unique system, rendered into a final score with a certain minimum score total to pass. In other words, this process is indicating to you that the home you have chosen is a good or acceptable purchase. All of this is done, not before you make the offer, but rather, before you are obligated to do the final contingency removal and are bound by contract. This scoring will help you know things such as:

  • Will my home resell reasonably well?
  • Can I expect a market value when I resell? 
  • Will my home have some sort of functional obsolescence? 
  • Will I be buying a white elephant that has no obvious outward appearance of an issue to a layman's eyes?
  • Is the price or condition of the home I am accepting good enough to create a passing score?  (This can help a buyer who is caught in a bid war and concerned about the price being paid or what negative impact an "as is" sale will have on the score.)

This score system is not a deal killer, as the score test is fairly easy to pass, but it IS a buyer protector.  Why? The average real estate transaction has no real uniform way for agents to warn you of issues not covered by the current due diligence inspections. This is not only because it does not exist except for our service, but also because no matter how savvy and honest your agent is, you will never know if they are telling you everything that they can see from their vast professional experience, knowing their commission is on the line if they do. This is a subtle and hidden conflict that goes back decades in our industry.  A simple napkin test could alleviate this issue, and we have it.  The premise of this scoring method is that the house does not fail for one particular issue, but rather it can only fail for several contributing issues looking at the house as a whole and this is easy to do in one complete scoring process. 

I must make it clear that this inspection and scoring system does not exist anywhere but in my firm at this time.  I created it to better serve and protect my clients. There are many years of real estate background and experience that I have that are poured into this unique scoring method.  Soon, other agents will be using this method too, but we are beta testing it now.  You can benefit from it for no charge. I believe God gave us this idea, and the way I  know this is because it is based on "serving" and "caring" and "truthfulness." The customer is put first, before anything or anyone else. 

What is our scoring system like?  It is like you having a trusted friend or family member who has real estate savvy and knowledge from decades of brokering real estate, and they stop by after your purchase during your escrow to give you their own opinion and stamp of approval on your purchase. What is the value of you having a resource like this person? It is immeasurable. Our scoring system is much like having such a person.

The process takes about 1-2 hours, and it is done during the inspection period after your offer is accepted and escrow has begun, preferably in the first 2-3 days. It is thorough but very fair.  It allows a buyer to feel confident that there are very experienced eyes, who 
know what to look for, on their next home purchase.

Our system uses several strategies to maximize qualified and hungry buyers for Sacramento Valley and Placer County homes. Often, the buyers are all cash buyers. If your home is medium priced at $500,000 to $750,000, there are buyers out there for your home.

The higher the price of home, the more our system can deliver. But lower priced homes sell fast too for obvious reasons. We are headquartered in Roseville, and we specialize in Roseville, but we also specialize in luxury homes in surrounding areas.  One method is a system where we have marketing set up for our own listings in the Greater Sacramento Area, the San Francisco Bay Area and in the Greater Los Angeles Area where many high end and all cash buyers are plentiful. These 3 areas have just under 29 million people between them. There is a migration factor from both of those outside areas to our Sacramento Valley because of our more affordable homes.  We have spent 4 years setting up a network to reach out to all 3 areas digitally to expose our client's normal priced homes (at no cost to our sellers) and our client's luxury homes to the cash wealthy buyers in these 3 areas.
